How come JRR Tolkien knew so much about everything. He knew about Geography, geology, extensive old english and present day english, languages etc. Was he the only ever auther who created languages which actually are proper languages as in they could be used in real life.

because he studied it, and I am sure you can easily find a lot of information about that in any Tolkien biography on the internet, or you can buy you a book about his life.
Tolkien did more than just study language; he taught it. He was a professor of Anglo-Saxon, and he worked on at least one edition of the Oxford English Dictionary.
He was good friends with C.S Lewis, they were both proffessors in Oxford university, and discussed things like their books so i heard. C.S Lewis was also a good write, although, in my personal opinion, not as good as tolkien.

I guess that is a title he earns because he was indeed the first to publish fantasy as literary work world-wide. Until then fantasy pretty much existedy in myths, stories or lays of different cultures. He was the first to make a book with his own made-up world and all that goes with it. And many copied.
The man was a walking storehouse of knowlegde. I heard about a guy in Utah who started on the topfloor of the BYU Library and read EVERY Book in the Library from top to bottom. One wonders who much a human brain can contain and access.
